Planning guidelines & tools

A range of codes and policies apply to different development types and locations. These determine how you can use land and what you can build in Bellingen Shire.

There are three types of environmental planning instruments in New South Wales:

  • local environmental plans (LEPs)
  • state environmental planning policies (SEPPs)
  • regional environmental plans (REPs)

Bellingen Local Environmental Plan 2010

Every council prepares a local environmental plan to establish the requirements for land use and guide planning decisions in the local government area. This includes matters that Council must consider when determining development applications.

Bellingen Development Control Plan 2017

A development control plan (DCP) provides detailed planning and design guidelines to support the planning controls in the local environmental plan.
